AC out right now?

Call or text us, then check these three things while you wait.

  1. Drain pan and float switch. Look at the air handler in the garage or closet. Water in the pan usually means a clogged drain line tripped the float switch, which shuts the system off on purpose. What to do.
  2. Breakers and thermostat. The air handler and the outdoor unit usually have separate breakers. Reset a tripped one once; if it trips again, leave it off. Check the thermostat is on cool with working batteries.
  3. Filter and ice. Replace a clogged filter. If you see ice on the copper lines, set the system to off with the fan on so it thaws before anyone looks at it.

If anyone at home is elderly or unwell, get them somewhere cool first. What to do in the first hour.

How it works

One request, one licensed company

  1. Tell us what the system is doing. Use the form, call or text. A photo of the unit helps.
  2. A licensed local HVAC company calls you back. They ask a few questions and set a time to come out.
  3. You approve the price before work starts. The technician diagnoses the problem and quotes the repair. You decide.

Why systems fail here

Heat, humidity and salt: why a Cape Coral AC works harder

Page Field averaged 121 days at 90°F or hotter a year from 1991 to 2020. Over 2016 to 2025 it averaged 145, and 2026 had already logged 143 by October 24, 2026. The 90 degree season now runs from about March 28 to November 10.

The bigger change is at night and in the air itself. Nights that stay at 75°F or warmer went from 55 a year in 1961 to 1990 to 100 over the last decade. In 2024 the airport logged 47 such nights in a row, the longest run in its record. Every one of those nights the system keeps running, and every humid day it is pulling water out of the air as well as cooling it. That water runs down a drain line that can clog with algae.

Near the canals and the Gulf, salt air corrodes the outdoor coil and cabinet. Rinse the coil with fresh water now and then, and ask about coil coatings when you replace. Common Cape Coral AC failures.

Cape Coral homes

A young city whose first systems are aging out

The six Cape Coral ZIP codes hold about 102,184 homes (Census ACS 2020 to 2024). About 50% were built in 2000 or later and another 34% between 1980 and 1999. Only 16% predate 1980. A house built in the 2004 to 2006 boom is now about 20 years old, and if it still has its original system, it is past the 12 to 15 years This Old House gives as a typical life.

95% of occupied homes here heat with electricity, which in practice means a heat pump or electric heat strips. And 18% of housing units were vacant when surveyed, mostly seasonal homes. A system left off all summer in an empty house is how people come back to mold. Settings for a seasonal home.

Hurricane season and your AC

NOAA's hurricane database shows 69 tropical systems tracking within 60 miles of Cape Coral since 1859, 20 of them at hurricane strength. FEMA has issued 19 major disaster declarations for hurricanes and tropical storms covering Lee County, 7 of them since 2017.

Hurricane Ian made landfall on Cayo Costa on September 28, 2022, as a Category 4 hurricane with winds near 150 mph. The National Hurricane Center counted at least 52,514 structures impacted in Lee County and 5,369 destroyed. If your outdoor unit sat in floodwater, leave it off until a licensed technician inspects it, keep any generator more than 20 feet from doors and windows, and report storm-time price gouging to the Florida Attorney General.

Questions Cape Coral homeowners ask

How much does AC repair cost in Cape Coral?

Published 2026 national figures put most AC repairs at $250 to $700, with a $375 average (Fixr), or $150 to $650 for common fixes (This Old House). A capacitor is at the low end; a compressor runs $600 to $3,000 or more. Prices around Cape Coral vary by company, so get the price before work starts.

Why does my AC keep shutting off with water in the pan?

Most air handlers in Southwest Florida have a float switch that turns the system off when the condensate drain backs up, so the water doesn't reach the ceiling. The drain line is usually clogged with algae or sludge. Clearing it is often a short visit, and flushing the line every few months helps prevent it.

Is it worth repairing an AC that is more than 12 years old?

Often not, if the repair is a big one. A compressor or coil on an old system is a lot of money for a unit near the end of its life. A capacitor or contactor on the same unit is cheap and usually worth doing. This Old House puts the typical life of a home cooling system at 12 to 15 years. Salt air can shorten that for units near the water.

My AC runs all day and the house still feels sticky. Is it broken?

Maybe not. Page Field now averages 49 days a year with a dew point of 75°F or more, up from 22 in 1976 to 1990. An oversized system can cool the air fast and shut off before it pulls the moisture out. A dirty coil or a fan set to on instead of auto can do it too. The EPA suggests keeping indoor humidity below 60%.

Who will come to my house?

An independent HVAC company that serves your ZIP and holds a Florida air conditioning (CAC) or mechanical (CMC) contractor license. Cape Coral Cooling Pros is a referral service; we pass along your request so you don't have to call around. You can check any license at myfloridalicense.com.
